What is a Title Report?

Title Reports have two essential functions. First, they identify any liens that are attached to the property: this includes voluntary, involuntary, judgments and tax liens. Second, Title Reports identify the owner, land parcel, address, and whether the homeowner has filed for bankruptcy.

Why Use a Title Report?

A common mistake novice investors make is they forget to order a Title Report when researching a property. Title Reports match the land’s legal description to the address, and also identify the beneficiary of each lien and the number of liens on the property. This is necessary in case there are unexpected liens or judgments attached to the title that may become your responsibility—to be paid by you—as you take title to the property. Tax liens “follow the property,” for example: if the last owner didn’t pay his or her property taxes in full, it becomes your responsibility, as the new owner, to pay them.
